Utilities included in rent amount: garbage, water, sewer, internet. Shared dwelling: this apartment is attached to a home. It is NOT part of an apartment complex. Private entrance from outside. Nice, private patio. Full, large bathroom. Kitchen with sink, 2-burner induction stovetop, convection toaster oven, & microwave (No oven.) Wall-mounted TV. (Couch shown in photos is not included.) Carpeting and wood flooring. In-wall AC in bedroom. Cement parking for 1 car; possibly 2. Close to center of town, easy walking to shops and restaurants. Quiet street. One cat is allowed, but there is extra rent and a pet deposit. Tenant is responsible for yard work and snow/ice removal. NO SMOKING!! Rent $790/mth, includes garbage, water, sewer, AND internet. Note that Internet is a $50/month value that's included in the rent. Additional pet rent (cat) is $10/mth. Refundable security deposit: $500. Refundable pet deposit (cat): $300. Nonrefundable cleaning/redecorating fee: $150. First and last month rents also required. Move-in without a pet requires $2230 = 500 + 150 + 790 + 790 Move-in with a pet (cat) requires $2550 = 2230 + 300 + 10 + 10 SHARED DWELLING This is a "shared" dwelling situation. The Primary Space (a separate lease) is the main house with a front door and the Secondary Space (THIS LEASE) is an apartment with a separate entrance at the rear of the dwelling. For the purposes of this discussion, the tenant of the Secondary space is called TENANT and the tenant of the Primary Space is called Primary Tenant. The following applies to this "shared" situation and TENANT must agree to all of the following: (1) TENANT may park one vehicle on the concrete slab in front of the dwelling and one vehicle on the gravel that's to the left of the house when facing the house. All vehicles must look decent and not look abandoned. (2) TENANT agrees to not park vehicles that leak oil and also agrees to not allow other people's cars that leak oil to park on the property. If any cars leak oil, TENANT will place a large piece of plywood in the appropriate place underneath the car and will replace that plywood with a new piece as needed. Oil changes done on the property require use of a metal tray with sides/edges. (3) TENANT has outside steps that go down one side of the dwelling toward the back of the home and this is how TENANT will gain access to the apartment. (4) TENANT and Primary Tenant may use portions of the yard as specified by Landlord. TENANT will use the small patio and small yard in back of the dwelling and will be responsible for the yard work and maintenance of that area. Landlord will supply tools for the yard work. (5) Since the two spaces have different tenants, electric service will stay in Landlord's name and Landlord will pay the bill each month. TENANT will reimburse Landlord 23% of each monthly bill. Reimbursement is due within 7 days of receiving an email from Landlord with the APS bill attached; Landlord's email will also calculate the amount due. If the amount due is not sent to Landlord within 7 days, there will be a $20 late fee. (6) Primary Tenant is responsible for setting out and retrieving the garbage can in a timely manner each week. TENANT is not responsible for doing this. (7) Primary Tenant is responsible for retrieving mail from the dwelling's official mailbox on a daily basis and for providing mail addressed to TENANT in an agreed-upon location daily unless TENANT and Primary Tenant agree to some other arrangement. (8) TENANT understands that internet device is in the Primary Space. If device needs to be rebooted, TENANT may ask Primary Tenant directly or can contact Landlord who will contact Primary Tenant.
