Tenant must reimburse Landlord as follows: - Ameren (Electric/Gas): Due 9th of each month - Trash: Due 13th of each month - Water/Sewer: Due 19th of each month - Internet (if in Landlord's name): Due 11th of each month Non-payment of utilities by the listed due dates will be considered non-payment of rent and a breach Tenant may elect to place Internet in their own name. Tenant must maintain renter's insurance with a minimum of $100,000 liability coverage and list Landlord as additional interest. 5. USE OF PROPERTY Occupancy limited to adults, children and a maximum of 3 pets No illegal activity permitted. Tenant responsible for all damage caused by themselves, guests, or pets. 6. PETS Pets only with Landlord's prior written consent. Pet Deposit: Tenant responsible for all pet-related damage. 7. MAINTENANCE & REPAIRS Tenant must keep property clean and safe. Tenant must promptly report damage or needed repairs. Landlord may enter with 24 hours' notice for repairs, inspections, or emergencies. 8. RULES & REGULATIONS No smoking inside the property. Noise must not disturb neighbors. No cosmetic changes (painting, drilling, landscaping, etc.) without written consent from Landlord. Landlord may provide additional rules in writing; violations are a breach of lease. 9. TERMINATION & DEFAULT Non-payment of rent (including utilities) more than 5 days past due is a breach. Lease violations may result in termination as provided by Illinois Forcible Entry & Detainer Act. Tenant responsible for rent until lease is legally terminated or the unit is re-rented. Abandonment of the property does not relieve Tenant of responsibility. 10. ADDITIONAL PROTECTIONS Joint & Several Liability: If multiple tenants sign, each is fully responsible for the entire rent and obligations. Attorney Fees: Tenant shall pay Landlord's reasonable attorney fees and costs if Landlord must enforce this lease. Subletting: Tenant may not assign or sublet without Landlord's written consent. Acceleration Clause: Upon default, all unpaid rent under the lease becomes immediately due at Landlord's option. 11. LIABILITY & INDEMNIFICATION Tenant agrees to hold Landlord harmless from any injury, loss, or damage occurring on the property, except for those caused by Landlord's negligence. This lease is governed by Illinois law. Disputes will be resolved in the courts of Putnam County, Illinois.
