Tenant is responsible for utilities, yard, and changing AC filter, I will send the AC filters to the house. Any issues that may need attention will be taken care of by the property manager Mike Fortner who lives 5 minutes away and has been taking care of our rentals for years. Previous tenants lived in the house for seven years they had two children that grew up in the house. The property is over an acre in size. We also own the property next to 405 the tenant is an older lady who keeps to herself a very quite neighbor. Looking for a long term renter someone who would want their children to attend the WISD. The school bus will pick up and also drop off in front of the house but you must let the school know you want the children picked up and dropped off. I will of course accept tenants without children. We screen our tenants based on criminal history, previous rental history, current income, and credit history. Rent must be paid through Zelle, Cashapp, Venmo or PayPal.
