Damage resulting from failure to take reasonable freeze precautions may be charged to the tenant.
Temperature & Humidity Control
Tenant shall maintain reasonable interior temperature and humidity levels to protect the property.
Tenant shall not disconnect utilities or leave the property for extended periods with HVAC systems turned off in a manner that may cause damage.
Damage resulting from improper temperature or humidity control may be the responsibility of the tenant.
Lawn & Exterior Care
Lawn maintenance is provided by the landlord.
Tenant shall keep the yard, driveway, sidewalks, patio, and exterior areas free of trash, clutter, and debris.
Property Alterations
No alterations, improvements, installations, or modifications may be made without prior written consent from the landlord.
This includes painting, shelving, wall-mounted televisions, fixtures, landscaping changes, satellite dishes, networking equipment, security systems, smart home devices, and similar modifications.
Any approved improvements become the property of the landlord unless otherwise agreed in writing.
Locks, Security & Access Devices
Tenant shall not install, remove, disable, relocate, rekey, replace, or modify locks, smart locks, security systems, cameras, alarm systems, keypads, garage door systems, remotes, key fobs, networking equipment, Tesla charging equipment, or access devices without written approval.
Tenant shall not change alarm codes, access codes, garage programming, or security configurations without landlord consent.
Tenant is responsible for lost keys, remotes, key fobs, access cards, or garage door openers.
Appliances & Equipment
Refrigerator, washer, dryer, Tesla wall charger, garage systems, security wiring, and other landlord-provided equipment shall be used only for their intended purpose.
Damage resulting from misuse, neglect, or unauthorized modification shall be the tenant's responsibility.
Service Calls & Maintenance Charges
Tenant shall be responsible for the first $150 of any maintenance or service call determined to be caused by tenant misuse, neglect, failure to follow instructions, clogged drains, dead batteries, tripped breakers, failure to replace HVAC filters, or similar tenant-caused conditions.
If no repair is required and the service call results from tenant error, tenant may be responsible for the full service-call charge.
Plumbing & Water Damage
Tenant shall not flush wipes (including "flushable" wipes), paper towels, feminine hygiene products, diapers, grease, oils, cat litter, chemicals, excessive toilet paper, or any material not intended for residential plumbing systems.
Tenant shall use toilets, drains, plumbing fixtures, and garbage disposals only for their intended purpose.
Tenant shall be responsible for the cost of clearing clogs, plumbing repairs, water extraction, remediation, restoration, and any resulting damage caused by misuse or negligence.
Any flooding, water damage, mold remediation, flooring damage, drywall damage, cabinet damage, or similar repairs resulting from tenant-caused plumbing issues shall be the tenant's responsibility.
Damage & Repairs
Tenant is responsible for damage caused by tenant, occupants, guests, invitees, contractors, or pets beyond normal wear and tear.
Tenant shall reimburse landlord for repairs resulting from negligence, misuse, abuse, unauthorized alterations, or failure to comply with lease terms.
Costs exceeding the security deposit remain the responsibility of the tenant.
HOA Compliance
Tenant agrees to comply with all HOA rules, regulations, parking restrictions, architectural standards, and community guidelines.
Any HOA complaints, notices, fines, penalties, remediation costs, attorney fees, or other charges resulting from tenant actions, negligence, guests, or occupants shall be the responsibility of the tenant.
Occupancy & Use
Only approved occupants listed on the lease may reside at the property.
No subleasing, lease assignment, Airbnb, VRBO, short-term rentals, or room rentals without written consent from the landlord.
Property shall be used solely as a private residence.
Smoking

Pest issues resulting from tenant housekeeping, food storage, or neglect shall be the tenant's responsibility.

Tenant is responsible for replacing batteries in smoke detectors, carbon monoxide detectors, thermostats, garage remotes, and other battery-operated devices during the lease term.
Move-Out Requirements
Property must be returned in substantially the same condition as received, excluding normal wear and tear.
Tenant shall remove all personal property and trash upon move-out.
Tenant may be charged for excessive cleaning, odor remediation, carpet damage, wall damage, debris removal, repairs, or any condition beyond normal wear and tear.
