    This 1015+ square-foot live/work loft is in the Besler Building at 4053 Harlan Ave, Emeryville, CA, cross street 40th. This unit is in the heart of Emeryville, around the corner from Pixar and across the street from Home Depot. If you are a movie fan, there is a theater and many good restaurants within walking distance. This is an excellent unit for 2 adults, a child, and a few dogs/cats. This second-floor unit has high 13.5-foot ceilings, a full bathroom, a full kitchen, and an enclosed bedroom with air conditioning. The main room has a space heater for those chilly days in Dec/Jan/Feb. When I occupied the space, I turned on the space heater twice in 3 years. It has a natural air-cooling system for the main room that draws outside air and delivers it to the far end to help cool it on hot days. With climate change affecting us all, the bedroom AC and air-cooling systems are used more often. The unit underwent a significant update a few years back; we updated the kitchen, unit lighting, added room fans, and added a private washer & dryer stack. The kitchen includes a dishwasher, gas stove, disposal, refrigerator/freezer composite/granite countertops, water filter systems, and lots of other updates and storage space. Likewise, the bathroom underwent an update at the same time to include more counter space, better lighting, and a larger hot water heater. The floors are concrete and have been stained to make the unit more appealing. This unit has lots of natural light, with 11-foot-high windows facing south. The windows have vertical blinds and some drapes to keep the brightness down when you want. The monthly rent includes one exterior, non-covered, non-secure off-street parking space. Water and trash service are included in the rent. Gas, electricity, and all other utilities are the tenant's responsibility. There are additional parking spots on the street and in the parking lot that the building shares with the City of Emeryville's main complex, just to the northwest of the Besler building. If you ride BART to work or school, you can take a 5-minute trip using the free EmeryGoRound bus system to get to and from the McArthur BART station; there are two bus lines that pick up or drop off within 500 feet of the building www dot emerygoround dot com . The EmeryGoRound system provides real-time tracking for its busses so you will never be standing around for hours waiting for a bus; if your timing is right, you will only have to wait a few seconds. Or you can bike up 40th Street for 1 mile for that exercise plan you swore you would start this year. The unit is within walking distance (0.25 miles) to grocery stores Pack & Save and Target, and 0.75 miles to Trader Joe's. For the lazy Sunday brunches, the Can't Fail Cafe, with its collection of Barbie dolls and outdoor eating, is 250 feet from the building. Starbucks coffee is across the street, ~1000 feet away, and lots of other shops and restaurants are within walking distance. This is a second-floor unit. The building has a manually operated freight elevator; it is not self-calling. You may have to fetch the elevator if you want to use it from the 1st or 3rd floor; so, if you can't handle 2-6 flights of stairs, this unit is not for you. The building has a secure access front door (code unique to the unit) and security cameras (Internet-accessible) on all doors and in the building's parking areas. Front-door access can be triggered on your phone when a guest requests entry. The unit itself has an electronic lock; no keys are needed, but you get one anyway for the deadbolt, and when the batteries fail in the electronic lock (always carry the key, please). There is one parking place per unit, not reserved, just a slot, controlled by an issued parking pass kept on the vehicle's visor or front dashboard. There is overflow parking available on the streets around the building for that 2nd vehicle, or you can try your luck in the City of Emeryville office building parking lot, which is directly west of the building. Some of the building's parking slots are in the same lot, so many people use it. Suggestion, park the car that leaves every day in that lot, and the one that stays for days at a time, in the building's space Pets are welcome in the unit and building if they are well-behaved. Some dog breeds are not allowed by the owner, so if you have a dog, please tell us the breed; renters' insurance with dog-bite coverage is required for all dogs in the unit. There is a separate pet deposit and monthly fee if you bring pets into the location. More photos are available upon request. The unit is basically 40(W) x 30(L) with the kitchen, bath, and bedroom on the west side (15'), leaving an extensive common area(25x30). Previous tenants reported their PG&E bill (power and electricity) totaled between $125.00 to $200.00 per month, depending on season and personal use. The building has many Wi-Fi APs you might be able to use, or you can pay for your own Internet service delivered via cable or DSL. A one-year lease is required; the deposit is 1x rent. All adults (over 18) must complete an application, be listed on the lease, and go through a full credit and rental history check ($40.00).
