Property Description: The Landlord agrees to lease to the Tenant the residential property located at 406 Village Ln. 2. Lease Term: The term of this lease will commence on the day moved in and will end after one year. 3. Rent: The Tenant agrees to pay the Landlord rent in the amount of $1800 per month. Rent payments are due on the first day of the lease agreement and should be delivered by Zelle 4. Security Deposit: The Tenant agrees to pay a security deposit of $1800 prior to or on the start date of the Lease Term. This deposit will be held to cover any damages or unpaid rent and will be returned to the Tenant, minus any deductions, within 30 days after the end of the Lease Term. 5. Utilities: The Tenant is responsible for paying all utilities associated with the Premises, including but not limited to electricity, water, gas, and internet, unless otherwise agreed. 6. Maintenance and Repairs: The Tenant agrees to maintain the Premises in a clean and sanitary condition. The Landlord is responsible for major repairs and maintenance unless damage is caused by the Tenant's negligence or misuse. 7. Use of Premises; The Premises shall be used solely as a residential dwelling. The Tenant agrees not to engage in any illegal activities on the Premises and to comply with all local laws and ordinances. 8. Termination: Either party may terminate this Agreement at the end of the Lease Term by providing 60 days' written notice to the other party. Early termination by the Tenant may be subject to penalties or loss of the security deposit as specified in this Agreement. 9. Renewal: This Agreement may be renewed or extended upon mutual written agreement of the parties. If the Tenant wishes to renew, they must provide written notice to the Landlord at least 60 days before the end of the Lease Term. 10. This Agreement shall be governed by and construed in accordance with the laws of the state of Texas. 11. This Agreement constitutes the entire understanding between the Landlord and the Tenant and supersedes all prior agreements or understandings, whether written or oral. 12. 300$ non refundable pet deposit 13. Late Rent Fee 100$ (rent is late on the day after it is due)
