Offered FULLY furnished only and NO pets of any kind (including service animals allowed, this is due to a severe family allergy). Property is available as early as November 16th. PARKING: Free street parking is available. Please note that we don't have control over availability, and you may not be able to park right in front of the property. Parking can be challenging at certain times of the day, however you will always find spots available within a 1-2 block radius. ACCESS: This is a private property and the host reserves right to access the property at any time to perform maintenance repairs necessary or requested by the renter. A violation of any of the clause below shall immediately cause the property manager to terminate the rental agreement and Occupant to immediately vacate the premises without a refund. OUTDOOR AREA GUEST ACCESS: The small yard is shared with another rental property that shares the same entrance to the backyard. SMOKING: Smoking is prohibited inside and outside the unit. A $1000 cleaning fee will be charged to Occupant if there is any evidence of smoking inside or outside of the property within a 20 radius of the property. PETS: Due to family members with health conditions we can not accommodate ANY pets, not even dogs. $1000 pet cleaning fee will be charged to Occupant if there is any evidence of any pet inside the property. We have absolutely zero tolerance regarding this matter. EVENTS, GATHERINGS, PARTIES. No events, special occasion hosting including but not limited to weddings, corporate functions, bridal parties or related events including inviting other persons not disclosed in the reservation guest count, shall be permitted on the property for any reason. Manager shall impose a fee of up to $5,000 for any violation of this provision, unless express written consent has been provided by Manager to Occupant. UNREGISTERED GUESTS/THIRD PARTY BOOKING: For safety, security, and insurance purposes only registered and verified people are allowed onsite. Third party bookings are not allowed. The registered guest will pay $1,000 (security charge) for each unregistered person per day that enters the premises and no refunds will be offered. QUIET HOURS: 8PM-7AM We live in a quiet residential neighborhood and ask that guests respect the peacefulness of our property and respect the neighbor's low noise level as well. A violation of this clause shall result in a $500 fine. PLUMBING: Please do NOT FLUSH anything except toilet paper down the toilet (NO tampons, dental floss, or Q-tips, etc.). In kitchen and bathroom sinks, please do not put anything down the drain. A violation of this clause shall result in a $1,000 plumbing emergency repair fee. AC/HEATING: Air conditioning and heating is to be turned OFF during the times guests are not present inside the unit, even if pets are present. Violation of this clause will result in an excessive energy use surcharge of $250. - Absolutely no smoking - No unregistered guest on property without prior disclosure of house rules - 3-to-6-month lease maximum - Must have good credit history/score and have proof of income - $100 flat fee covers Gas, Electric, Water, Trash and internet.
