It is the Tenant's responsibility to ensure that each payment is received by the first of the month. Payment may be made in cash, by cashier's check or money order, electronic payment (VenMo, Zelle, PayPal, etc) or so long as no check is, or has been, dishonored by the Tenant's bank, by personal check. Tenant is responsible for all utilities - electric, water, internet, etc. Lease duration is 12 months. No smoking. Tenant responsible for landscaping. Tenant agrees to purchase insurance at Tenant's expense sufficient to protect Tenant and Tenant's property against fire, theft, burglary, breakage, and all other hazards. If Tenant has dogs or other potentially dangerous pets, Tenant agrees to purchase an additional insurance rider specifically covering these pets. No pets are allowed on the leased premises except by written agreement of the Landlord, payment of a nonrefundable Pet damage deposit and monthly pet fee. Tenant is solely responsible for any and all damage to the Landlord's property including, but not limited to the premises, carpeting, draperies, blinds, wall coverings, furnishings, appliances, and landscaping, including the lawn, and shrubbery. Tenant agrees to notify Landlord within 48 hours of any damage to the Property or situation that needs repair. If Tenant fails to notify Landlord of any damage to the Property, or situation needing repair, Tenant will be responsible for any damages resulting from the delay,
