The tenant must keep the home clean, presentable, and reasonably available for these showings.
**Early Termination Policy**
If the tenant needs to break the lease early, the following rules apply:
Notice: The tenant must provide at least 30 days' written notice.
Termination Fee: A fee equal to one month's rent ($2,150) must be paid.
Ongoing Liability: The tenant remains responsible for rent and utilities until a new tenant moves in or the original lease term ends (whichever comes first).
Finding a Replacement: The tenant must cooperate with showings and keep the house "show-ready." The tenant can help find a qualified replacement, but the landlord must screen and approve them. Financial responsibility officially ends the day the new tenant's lease begins.
