    This vacant land is being sold by owner, I will give 3% commission to any realtor who brings a buyer. Read below for access to road issue, resulting in greatly reduced price. This 1 acre property is on a beautiful piece of land, mostly level, with trees, near a stream. Potential buyers are welcome to visit site (there is a chain blocking cars from the gravel access road, so just park and walk in). Clackamas county assessor estimates the value at 120K (usually those estimates are low-ball). See maps and surveys in attached photos of property. Contact Clackamas county planning for any questions regarding construction requirements, etc. There is an issue with access to the property. There is a gravel road that goes through the neighbor's land at 40880 Latigo lane. An agreement would need to be reached with this neighbor to use that road. Access might be possible through using an attorney, as the road was previously used for access, and all legally, all properties should have road access. It also may be possible to gain access by building a different road. The history of the property is that it was carved out of land at 40880 Latigo lane (see map in photos). A house was supposed to be built on this land, but was mistakenly built on the wrong site and is now touching the property, but is mostly on 40880 Latigo lane (it is in distressed condition). The septic and well appear to be on this property, however (please do all due dilligence, seller does not make any guarantees). The previous owner is still at 40880 Latigo lane, and can provide more information. To contact that person, you might leave a note in their mailbox or try knocking on their door. That neighbor might be willing to sell the distressed home (there is also a large garage structure that is nearby). In summary, there is a gorgeous, 1 acre piece of property, which would be worth at least 3-4 times the asking price once access has been arranged. Buyer should do all due dilligence.
