WiFi, Pest control, and lawn care. You may use the back deck with acknowledgement that it is in need of repair and will not be repaired before you move in. 2) Utilities - water, gas, and electricity will remain in our name and we will send you the monthly invoice for your use. 3) Deposit- Last month's rent due with first month's rent. We can discuss length of lease and come to an agreement. We request 30 days notice before you plan to vacate. 4) Furniture and appliances are provided. 5) The basement has two units in it that you will not have access to. One serves as our personal storage, the other is an apartment we rent out through AirBnB. We will still continue renting the basement out as an Airbnb while you are living in the home. You will not be responsible for any aspect of this. 6) Pets - no cats. Dogs ok case by case upon review. One time fee $500 for one pet, due with 1st month's rent. Multiple pets may require a higher fee. 7) No smoking allowed
