Force Majeure Neither Landlord nor Tenant shall be held liable or responsible for any delay or failure to perform any obligation under this Lease (except for the payment of rent and other monetary obligations by Tenant) due to events beyond their reasonable control, including but not limited to acts of God, natural disasters, fires, floods, pandemics, public health emergencies, wars, terrorism, civil unrest, government restrictions, or utility service interruptions not caused by the party's negligence. In the event such a Force Majeure event materially affects a party's ability to perform under this Lease, the affected party shall notify the other party in writing as soon as reasonably possible, stating the nature and expected duration of the delay. The performance of the affected obligations shall be suspended for the duration of the Force Majeure event, provided that both parties use reasonable efforts to resume performance promptly thereafter.
