Beautiful lot with 350' frontage on 40th and 375' on Napua. Landscaping has begun for 40th St. curb appeal. Several large Ohia trees on lot. Lot corners and boundaries are evident, survey line on back boundary, roads form lot boundary on two other sides. Access is down Olaa Rd. near the J. Hara store on the Volcano Hwy. I live on this road (after 1 year of house shopping) and bought the property because of the great location. 40th is paved but not busy (unlike HI Acres Rd. 8) and perfect for walking or biking. It is centrally located about 20 minutes away from Hilo, Volcano, and Pahoa. There is a back route through Orchidland subdivision to the Keaau-Pahoa Rd. The elevation is just over 600', not too hot like Hilo or HPP but not as rainy as Mt. View. There are many new quality homes in the neighborhood. If you can afford paying a little more for this lot compared to a 125' wide "spaghetti" lot, you will never regret the privacy and location here. There are also many palms, crotons, gardenias, ti, and other plants for rapid curb appeal. This lot is really worth a look if you want to build a nice estate now or in the future. FYI, after thinking my tax appraisal was too earlier this year, I researched every square lot sale in this area in the last few years and it averaged $50k, which is the most common appraised value for Orchidland lots with no improvement. But, many of these lots were far off the pavement in undesirable locations. This location is prime! There is a for sale sign on 40th. Please no real estate agents, I have one if I need to use him.
