LEASE TERM This lease is for a period of 12 months. TERMINATION AND RENEWAL Either party may terminate the lease at the end of the lease term by providing [30/60] days' written notice. If neither party provides notice, this lease will automatically renew on a [month-to-month] basis. UTILITIES Tenant agrees to pay for all utilities and services provided to the premises, including but not limited to: - Water and Sewer - Gas - Electricity - Trash Collection - Internet, Cable, and Phone Services (if applicable) - Tenant is responsible for transferring all utility accounts into their name prior to the move-in date and shall maintain these accounts in good standing throughout the lease term. Failure to pay utility bills resulting in service disconnection will be considered a breach of this agreement. The Landlord shall not be liable for any interruptions in utility services that are beyond the Landlord's control. MAINTENANCE AND REPAIRS Tenant agrees to keep the premises clean and in good condition. Tenant is responsible for minor repairs and upkeep, including lawn care and pool maintenance. The Landlord is responsible for major repairs, such as plumbing, electrical systems, or heating. LATE FEES AND GRACE PERIOD Rent is due on the 1st of each month. A grace period of 7 days is provided, during which no late fee will apply. If rent is not received by the 8th day of the month, a late fee equal to 3% of the total monthly rent will be applied. If rent remains unpaid beyond [number of days], the Landlord reserves the right to initiate eviction proceedings in accordance with local laws. PET POLICY The Tenant is allowed to keep pets on the premises with the following conditions: Non-Refundable Pet Fee: A non-refundable pet fee of $200 to $500 per pet will be charged, depending on the type and size of the pet. This fee is intended to cover potential additional cleaning and wear and tear caused by the pet. Responsibility: Tenant agrees to keep the premises clean and free of pet-related damage or odors. Any damage or excessive cleaning required beyond normal wear and tear will be addressed separately. Noise and Nuisance: Pets must not disturb neighbors or cause excessive noise. Persistent noise complaints or property damage may result in a request to remove the pet from the property. Pet Liability: Tenant assumes full responsibility for the behavior of the pet(s), including any injuries or damage caused by the pet to the property or third parties. WOOD STOVE The home includes a wood stove. The Landlord will provide free wood for the stove. Tenant agrees to use the stove safely and in accordance with all applicable fire safety regulations. POOL USE AND LIABILITY The Tenant may use the pool located on the property at their own risk. Tenant agrees to maintain proper pool safety measures, especially when minors are present.
