Well maintained 1 bed/1 bath mobile home in A1A Condominium Park (a 55 year old and older condominium) nestled between sunrises over the Atlantic Ocean 862 feet to the east and sunsets over the Indian River 2,229 feet to the west in beautiful Melbourne Beach, Florida. In this unique setting, you own the home and you own the land. This property has been in our family for a long time and it is time to let it go to someone that can enjoy it like we have over the years. As for condition, this is a 1970 mobile home between an ocean and a river. Storms come and go, but she has survived and we have stayed there many times and would continue to do so if life didn't keep getting in the way. We attached the only pictures we had and those are accurate except for FULL DISCLOSURE, the carport was taken down by a storm four or so years ago but we don't have a picture of it missing. The workshop/storage room is still there, just not the carport. Everything works but the refrigerator is on the blink and will probably need to be replaced soon and the windows need a little work. Most importantly, the AC unit is less than ten years old and keeps it cold in the hot months. To be upfront, if you are expecting a new and shiny mobile home that just got wheeled in, please be respectful and save yourself and us the trouble and don't respond. Or, respond to us, make a deal and if you want a new and shiny one, you can bring your own. We are in the real estate business and have already priced the depreciated value of the structure into the equation. We are not going to be responsive to bargain hunters, hagglers, low-ballers or nit-picky critics hoping to shave off a dollar here or there. We are too busy for that and are not highly motivated sellers. Our price is firm. If you are interested, you are interested because you know this area, the value of owning the land and the home, the rental potential and all of the other intangibles that make it a special place. You know about the world class fishing on both sides of the property; the beaches that are mostly empty all year long; the private beach access; the awesome private observation deck at the edge of the beach where you can watch the sun come up over breakfast or the more awesome covered pavilion on the river side where you can share some wine with a loved one, toast to a life well lived and watch the sun go down; the incredible sea turtle nesting season; the great fishing pier and dock where you can watch your children teach their children to fish or maybe teach them yourself; the holiday fireworks over the river, the biking, golf, kayaking, community pool on the river and other outdoor activities and the boating galore. Being a distant owner isn't easy, but those are the kinds of things we valued above all else and will surely cherish the memories. Never thought twice about the carport blowing away or the fridge that gets a little noisy at times. As for amenities, there is a big community pool right on the river, shuffleboard courts, kayak storage, land-based boat storage, laundromat, a community center with some really active participants, all kinds of senior activities, outings and excursions, bingo, potluck dinners, and just a big mixed bag of things to do all of the time. This is also a golf cart community. Thank you for looking and we look forward to hearing from you. As shown on the map, you will be a mere 862 feet to the edge of the Atlantic Ocean via a private beach access easement; 2,229 feet to the fishing pier and dock on the Indian River; and 4,026 feet to the Spessard Holland golf course.
