A security deposit equal to one month's rent is required prior to move-in, refundable at the end of the lease subject to the condition of the property. Utlities: Tenants are responsible for all utilities, including electricity, gas, water/sewer, trash, and internet/cable. All accounts must be transferred into the tenant's name prior to or on the move-in date. Pets: Pets are welcome. A refundable deposit will be required. Maintenance: Landlord is responsible for major systems and appliances (HVAC, plumbing, roof, etc.). Tenants are responsible for routine upkeep- including air filter changes, light bulbs, lawn care, and any repairs resulting from tenant-caused damage. All maintenance requests must be submitted promptly in writing. Smoking: This is a non-smoking home. Smoking is permitted outdoors only, away from doors and windows. Early Termination: Tenants wishing to exit the lease early must provide a minumum of 30 days written notice. Tenants remain responsible for rent through the full 30-day notice period from the date notice is received. Landlord Entry: Landlord will provide a minimum of 24 hours written notice before entering the property for repairs or maintenance. In the case of a genuine emergency- including but not limited to fire, flooding, gas leak, or risk to personal safety- the landlord reserves the right to enter immediately without prior notice. Occupancy: The property must have at least one leaseholder of legal age (18+) named on and bound by this lease agreement. Leaseholders are fully responsible for rent payment, property maintenance, and the conduct of all occupants and guests. Landlord does not restrict the number of occupants provided the property is maintained in good condition and occupancy complies with applicable local housing codes. Subletting: Subletting and short-term rentals (including Airbnb, VRBO, etc.) are not permitted. Renter's Insurance: Renter's Insurance is required for all tenants and must be in place at lease signing. Policies must carry a minimum of $100,000 in personal liability coverage. The landlord must be named as an additional interested party on the policy so they are notified of any cancellation or lapse. Maintaining continuous coverage throughout the lease is a condition of tenancy.
