Two bedroom one bath townhome with detached garage. This unit has a brand new fridge, oven and dishwasher. It also has an above the oven microwave. Laundry room is a detached with hook ups available please note you will need to supply your own washer and dryer. This unit has a small patio area in the back. There are tenants in the back house that have been there for years and are very nice and quiet. All applicants 18 years and older must submit applications. Our application screening fee is $39.95 and must be paid in order for our office to start the application review process. The screening fee is non-refundable. The screening fee is NOT waived if you supply your own credit report as this fee covers all the combined costs of processing your application. Copies of a valid Photo I.D. (such as a Driver's License, State issued ID, Passport or Visa) and social security card must accompany each application. Photocopies are acceptable. Our basic qualification is that the monthly household gross income must be at least 2.5X the monthly rent. We would like to see two (3) months worth of verifiable proof of income such as paycheck stubs with YTD total. We do NOT accept bank statements as proof of income as the only proof but would like to see at least 3 mo worth of statements. If you are self-employed, then we expect you to supply the most current income tax information the Form1040 and Schedule C Profit and Loss Statement. Other forms of income that are accepted are: 1) Court ordered Child and/or Spousal payments, 2) Proof of Social Security, Disability or other Government income, and 3) Employment offer letter for new job position. Evictions and Bankruptcies are major red flag problems and will most likely cause an application to be declined. Also, problems such as landlord debt and money judgments are major negative problems. A valid photo I.D. (such as driver's license, passport or Visa) and social security card must accompany each application. Photocopies are acceptable we can make copies at our office for you. The applications must be filled out completely and accurately. Intentionally filling out incorrect information is grounds for dismissal of an application and all related applicants. The application must be signed and dated by the applicant. Failure to do so makes the application incomplete and it won't be processed for consideration. Owner pays for water and trash only. Tenant pays for everything else. Cats allowed. Tenant is responsible for keeping unit clean and fresh. Trash day is Wednesdays and needs to be be put on street by tenants.
