    MLS# s314382 UNDER CONTRACT This property is a beautiful country home, on a quiet road. The original home was built sometime in the mid 1800's, but we dont know the exact date. The home appears on a map of Madison county which is dated 1859, so we know it at least that old. The oldest part of the home is a 2 story post and beam construction, and a couple rooms have had the hand hewn beams exposed. A large addition was added in the early 1900's, which is where the kitchen and sitting room are now. Additional rooms were added in the 1980's, which are now the living and dining rooms. With the new additions, the property is approximately 2200 sq. ft. (even though some realtor sites show us at 1600). The kitchen is an open design, with new quartz counter tops (better than granite because it doesn't stain), a large double stainless steel sink, a five burner gas range with a convection oven. The fridge has built in ice and water dispensers. All the appliances will stay with the house. Adjoining the kitchen is a sitting area with a Vermont Casting wood stove. It has a screen so you can have a fire with the doors open, or if you load it up and set controls for a controlled burn, it will run all night without reloading. The kitchen and sitting area have Pergo laminate flooring. Also open from the kitchen are a dining room with sliding door access to the back deck, and a living room with southern facing floor to ceiling windows with a view out to the gardens and pond. The 1st floor of the older half of the home has a newly renovated full bath which also serves as the laundry room with side by side washer/dryer with a counter top and storage cabinets. A first floor bedroom works perfectly for guests or in-law visits. A large living room/den has an Adirondack feel, and is great for TV watching. We don't get cable on this part of the road, so TV service is by DirecTV, and internet is by a dedicated DSL line from Frontier. The final 1st floor room is an office/workroom, which could also be used as a small 5th bedroom or baby's room. The 2nd floor has a landing at the top of the stairs with 4 rooms: the large master bedroom and two average size bedrooms, and a large country bathroom. All the upstairs bedrooms have large skylights and beautiful pine plank floors. There is also a large unfinished walk-in attic (access through the bathroom) with tons of storage space. The home has a 2 car garage which is attached to the house, so no trekking through the snow or rain to get in our out of the cars. This is a must have item here in CNY! Got toys? The property has a large 2-story post and beam barn, with plenty of room for a tractor, a boat, ATV, or snowmobiles, or all the above. The property has about 1380 feet of road frontage, and covers 24.8 acres with a mix of open fields, pine woods, and succession fields. Wildlife abounds. There are more deer than I care for, but it's great for hunting. There is also a beautiful spring fed pond, about 1.5 acres in size and 12-15 ft deep. With no farmed land above it, so no fertilizer run-off, the pond never gets the algae blooms seen on a lot of farm ponds. We don't stock it, but it has small fish and frogs. Enjoy life here!
