We will (1) check your credit report; (2) check for any past evictions; (3) verify your employment, if applicable; (4) personal income must be sufficient (3X Monthly Rent) and verifiable; (5) verify your previous landlord references; and ) be aware that some associations also have application fees. Credit Score over 600 required. Some exceptions may apply with broker and owner approval. Additional deposits may apply. We encourage you not to apply if you have credit scores below 600, have ever been evicted, have bad rental history, poor employment history, tax liens or large outstanding debts. After the application is submitted you are required to submit certain documents. If you do not supply the documents within 2 business days we may deny your application. On some properties in high demand, we will accept multiple applications and accept the best one. Once your application is approved we require a deposit of one month's rent to hold the property off the market. If we do not get the deposit within 48 hours the property will go back on the market. Other Tenant charges We require first month, last month and security deposit to move in. A one time $125 lease processing fee due at lease signing. $200 non-refundable pet deposit and $50 per month pet rent. Some HOA's may charge screening fees and other deposits.
