4. Credit and Background check: At least one tenant needs a score of 700+, with no renter having a score below 600. I will accept credit / background reports provided via Zillow; otherwise I have my own credit/background check process which will incur a $48 fee to each adult in the party.
5. Criminal history: I do not rent to registered sex offenders.
6. Rental history: References from 24 months of previous housing providers and no prior evictions. I look for regular rent payments, a pattern of care for the property, and good communication.
7. No smokers, no pets.
