Residential Lease Agreement Terms and Conditions The following terms and conditions (the "Terms") shall be incorporated into and form an integral part of the Residential Lease Agreement (the "Agreement") between the Landlord and Tenant(s). 1. Term of Tenancy Lease Term: The initial term of this Agreement shall be for a fixed period of twelve (12) months, commencing on March 1st, 2026, and expiring on the last day of February, 2027, unless sooner terminated as provided herein. 2. Financial Provisions Rent Payment: Monthly rent of Three Thousand Dollars ($3000.00) shall be due and payable on the first (1st) day of each calendar month Late Fees: If rent is not received by the Landlord on or before the fifth (5th) day of the month, a late fee of Ten Dollars ($10.00) shall be assessed and immediately due as additional rent Fees Due at Signing: o First month's rent: Three Thousand Dollars ($3000.00). o Last month's rent: Three Thousand Dollars ($3000.00), payable in six (6) equal monthly installments of Five Hundred Dollars ($500.00) each, commencing on April 1st 2026. Rent Increase: The monthly rent shall remain fixed for the duration of this twelve (12)-month lease term. The Landlord shall provide at least one hundred eighty (180) days' written notice for any future rent increase, as required by Seattle regulations 3. Utilities and Insurance Utilities: Tenant(s) shall be solely responsible for the timely payment of all utilities and services, including, but not limited to, garbage, compost & recycling, internet access, water, sewer, and electricity. [Citation needed, based on general legal drafting principles] Renter's Insurance: Tenant(s) are required to maintain a comprehensive renter's insurance policy throughout the entire term of the tenancy, naming the Landlord as an additional interested party. Use and Occupancy Pets: Pets are permitted on the Premises subject to compliance with the terms and conditions outlined in the attached Pet Addendum. Pet Addendum to Lease Agreement (Seattle, WA) AUTHORIZED PETS Tenant is permitted to keep only the following described pet(s) on the Premises. No other animals, including guest pets or future additions, are allowed without prior written consent from the Landlord: o Name(s): ____________________ o Type/Breed: ____________________ o Weight/Age: ____________________ TENANT RESPONSIBILITIES o Control and Sanitation: Tenant is responsible for the immediate disposal of all pet waste in appropriate receptacles. o Nuisance Prevention: Tenant must prevent pets from causing disturbances, including excessive noise or aggressive behavior toward other residents. LIABILITY AND INSURANCE o Damages: Tenant is strictly liable for any and all property damage or personal injury caused by the pet. o Insurance Requirement: Tenant's required renter's insurance policy must specifically include pet liability coverage for the animal described above. TERMINATION Violations of this addendum are considered a material breach of the lease. Per Seattle Just Cause regulations, a 10-day notice to comply or vacate may be issued for repeated violations. Smoking: Smoking of any substance is strictly prohibited inside the dwelling unit, including all enclosed areas. Firearms: The possession of firearms is permitted provided they are kept unloaded, stored securely with functional trigger locks enabled, and maintained in compliance with all applicable laws. 5. Maintenance and Upkeep Tenant Responsibilities: Tenant(s) are responsible for general maintenance and upkeep, including, but not limited to, routine housekeeping, maintaining floor conditions, outdoor plant/garden maintenance, and keeping all shared spaces (walkways, sidewalk in front of the house) clean and free of debris Landlord Responsibilities: The Landlord shall be responsible for handling large-scale yard maintenance and other structural repairs as required. Requests for updates or visual enhancements that do not cause an immediate danger must be submitted to the Landlord via email. It is the right of the landlord to approve any enhancements, although they are not guaranteed. 6. Landlord Right of Entry The Landlord reserves the right to enter the dwelling unit under the following conditions and with the specified notice: Inspections and Maintenance: A minimum of two (2) days' written notice shall be provided for the purpose of inspections or necessary maintenance/repairs. Showings: A minimum of one (1) day's written notice shall be provided for the purpose of showing the property to prospective tenants or buyers Emergencies (Implied provision): In the event of an emergency, no prior notice may be required for immediate entry. 7. Termination of Tenancy (Just Cause) The Landlord may terminate this tenancy only for "Just Cause" reasons as defined by Seattle municipal code, including: Non-Payment of Rent: Failure by the Tenant to pay rent within fourteen (14) days of receiving a "Pay or Vacate" notice. Habitual Failure: The issuance of four (4) or more fourteen (14)-day "Pay or Vacate" notices for rent non-payment within a twelve (12)-month period. Lease Violations: Failure to comply with a material term of the lease after receiving a ten (10)-day notice to comply or vacate. Owner Occupancy: The Landlord or an immediate family member intends to occupy the unit as their primary residence (requires ninety (90) days' prior written notice). Sale of Single-Family Home: The Landlord intends to sell the single-family home (requires ninety (90) days' prior written notice). Criminal Activity: Tenant engagement in drug-related or illegal activity that threatens the health and safety of others (requires a three (3)-day notice and an official police report filed with the city).] Rehabilitation/Demolition: Substantial remodeling or demolition of the premises, which requires a formal six (6)-month relocation license process through the city. 8. Criminal History Disclaimer The Owner is prohibited from taking adverse action against a prospective or current tenant based solely on arrest or conviction records, with the exception of information related to the sex offender registry.
