Insufficient or unverifiable rental history. Criminal History (Individualized Assessment per HUD 2016 Guidance) We do not apply blanket bans on criminal history. We consider the nature and severity of the offense, the time elapsed since the conduct, and evidence of rehabilitation, consistent with HUD guidance under the Fair Housing Act. Conviction for a disqualifying offense as defined in our written criteria, after individualized assessment of the nature, severity, and time since the conduct. Currently registered on a sex-offender registry where registration is a disqualifier under our written criteria. Application Process Material falsification or misrepresentation on the application. Failure to provide requested documentation within the timeframe stated. Refusal to consent to a background or credit screening as required by the application. Application incomplete and not cured after notice. Occupancy & Property Fit Number of intended occupants exceeds the occupancy standard for the unit (applied uniformly; HUD's general guideline is two persons per bedroom, with reasonable flexibility for unit configuration and household composition). Pet or animal does not meet the written pet policy. (Note: This does not apply to verified service animals or assistance animals, which are not pets and are protected under the Fair Housing Act.)
