This will be a 6-month lease which will turn into a month-to-month lease after the first 6 months is up. 30-day notification of leaving is required. If not given a 30-day notice, Renter is responsible for up to 30 days rent or until apartment is rented. (Whichever is shorter). $40.00 non-refundable application fee per tenant to be used for background check and renters past rental history. NO additional people can move in without a background check or without signing the lease. A $40.00 background check must be paid before a tenant moves in. Renter needs to provide first and last month's rent before moving in.. Renter is responsible for Electric, Cable/wi-fi. Landlord responsible for gas, water and snow removal. Renter is responsible for moving cars when it snows to let plow do its job or a $55.00 charge will be assessed to renter to cover the cost of having the plow come back each time. Renter is able to park cars in lot between the hours of 6 pm until 9 am. Between 9 am and 6 pm, Renter is able to have 1 car parked in the back of the lot to make sure customers for the retail store and salon has customer parking available during business hours. Pets' negotiable! No Smoking in apartment. If smoking policy is broken, a $500.00 fee will be assessed, Landlord will need access to apartment if needed, This will be to show apartment. This includes landlord's realtor and clients. also, to gain access to roof if and when needed. Landlord will give 24-hour notice before entering apartment unless an emergency.
