Show-Ready Condition Tenant agrees to maintain the home in a reasonably clean and presentable condition to accommodate showings, with proper notice from Landlord. 5. Entry & Showings Landlord may access the property with at least 24 hours notice for showings, inspections, or sale-related activities. 6. Early Termination Due to Sale In the event of a sale, Landlord may terminate the lease with 45 days written notice. 7. Security Deposit Terms Security deposit will be returned per Utah law, less any damages beyond normal wear and tear. Cleaning and repair costs may be deducted if necessary. 8. No Subleasing / Occupancy Limits Only approved tenants listed on the lease may reside in the home. Subleasing or short-term rentals are not permitted without written consent. 9. Pet Policy Pets must be approved by Landlord. Additional deposit and/or monthly pet fee may apply. 10. Rent Payment Terms Rent is due on the 1st of each month. Late fee of $75 applies after 5 days.
