    Rental Housing Licensing for Property Number RHL-01002358 Unfurnished townhouse for rent This recently updated townhome has 2 bedrooms and 1.5 baths. It is in the beautifully landscaped Park East Square complex located directly across the street from CU-Boulder Research Park. One of the best central locations in Boulder! Monthly rent is $2,600/month. Upon move-in, we ask for first and last month rent plus $2,600 security deposit. Available 07/10/2025. Yearly leasing with an annual renewal. No pets, no smokers. This townhouse has been our family home for the past 10 years, and we kept this place with care and love. Our neighbors are friendly. The HOA fee (included in the rental fee) takes care of the cost of water, trash (including recycling and compost), snow removal, broader landscaping and lawn, and condominium swimming pool. We hope that you will feel at home here, and love living in Boulder as much as we do! On the ground level is a spacious well-lit living room. With the unit facing north-south, the unit stays cool through most of the summer months. The kitchen was renovated in 2021 and all of the expected appliances are new (stove, microwave, large fridge, dishwasher). The floor and walls feature handmade ceramic tile and granite countertops. The cabinets are soft-close, and custom-made of birch wood. The laundry room is fully equipped with a washer and dryer. The central heater and water heater (purchased within the past 5 years) are located here. There is ample cabinet storage space. In 2023, an A/C and Heater mini-split heat pump system was installed, cutting our electrical bills by one-third. The average bill in the winter is $100 and summer is $70. Double-paned windows were installed in the entire unit around 2014, helping to keep the home well-insulated. Likewise, we did an energy audit with Excel around the same time, and added extra insulation into the crawl space as a result. The dining room is attached to the kitchen and living room. Still on the first floor we have a half bathroom and a jacket closet. A glass sliding door looks out into the garden area, where there is a cement/brick deck that is perfect for summer barbecues and relaxing in a hammock (post/hooks are installed). On the second floor are two large bedrooms with large windows. Both bedrooms have large closets, and the primary bedroom's closet is large walk-in. Both bedroom windows look out onto a grassy space with several trees. It's a very quiet place with no units above or below the unit, and little road noise (despite Foothills being a few blocks away). The upstairs carpet was replaced in 2020. The upstairs full bathroom that was renovated in 2018. This bathroom features a granite countertop, glass shower doors, vintage crackle glass accent tiles, and a high quality Kohler showerhead. The downstairs bathroom was renovated around 2014 with handmade ceramic tiles, handmade oak countertop, and a copper faucet. The unit comes with a large storage closet next to the carport. For parking, there is 1 dedicated carport parking space, parking space in the cul-de-sac, and public street parking (required purchasing an inexpensive annual resident parking pass). Park East Square is a primarily owner-occupied complex with well maintained sidewalks, large leafy green trees, and expansive grassy fields. The pool is one of its highlights, and it has full bathrooms and a kiddie pool area. It is typically open until Labor day each year. Park East Square is located across the street from the CU Boulder Research Park and is adjacent to major bike paths (heading both north-south and east-west), and is at the cross street with Foothills highway for convenient access to Denver (south) and Fort Collins (north). It is located two miles from the Google office, two miles from NIST, five miles from NCAR. Within a 15 min bike ride, you can access the supermarket and 29th street mall with shops and restaurants. Nearby, there are two playgrounds and basketball courts (5 min walk), a cafe at the University (10 min walk), a University bus stop (5 min walk), Lime electric scooter parking area (2 min walk), and a B-cycle bike rental station (10 min walk). We will be living 5 minutes from the house and any maintenance would be an easy call. Renter pays for electricity and internet services. No smoking inside. No Pets. Owners pays for water, HOA, trash and snow removal
