Lease Term: The lease term shall commence on [start date] and terminate on [end date], unless otherwise extended or terminated according to the terms herein. 2. Rent: The monthly rent shall be $1,210.00, payable in advance on the 1st day of each month. Rent payments shall be made by cashier's check, money order, or an online payment platform accepted by the landlord. Late payments may incur a late fee of $50.00 and $10.00 daily if not received by 2-days grace period. 3. Security Deposit: A security deposit of $1,210.00 is required upon signing the Lease Agreement. The deposit shall be held by the landlord to cover any damages beyond normal wear and tear and early lease termination (if applicable). 4. Utilities: The tenant shall be responsible for payment of all utilities and services, including but not limited to electricity, water, gas, lawn maintenance, cable, and internet, unless otherwise specified. 5. Maintenance and Repairs: The landlord shall be responsible for maintaining the property in habitable condition, including necessary repairs to plumbing, heating, and electrical systems. The tenant shall promptly notify the landlord of any maintenance issues or repairs required. 6. Use of Property: The property shall be used solely as a private residence and for no other purpose without prior written consent from the landlord. Subleasing or assignment of the lease without landlord's approval is prohibited. 7. Pets: Pets are not allowed on the premises without the landlord's prior written consent. If approved, a non-refundable pet deposit may be required. 8. Termination: In the event of early termination by the TENANT during the initial term, the TENANT shall be required to pay the remaining balance of the lease agreement. The TENANT shall also be responsible for lost rent, rental commissions, advertising expenses, cleaning and painting costs necessary to ready the Premises for re-rental. 9. Payment Policy: Please be advised that if payment is not received by the two-day grace period, a Notice of Non-Payment and Notice to Vacate will be issued immediately. Late payments are not tolerated under any circumstances, and strict adherence to this policy is required.
