I am selling a 1977 Poloron Harrison mobile home located at the Pebble Hill Mobile Home Park on route 96 in Owego. The dimensions of the home are 70’x14’. I purchased the home six years ago and have made several improvements while living here. I added a new 10’ x 8’; rear deck which has a hinged access door to the space under the deck. This space works great as additional storage space for items such as plastic storage bins and I stored my lawn mower in that space throughout the winter. I also built a new front porch which has a 4’ x 6’ landing along with a ramp down the one side of the porch. This lot comes with a single vehicle car port and a 10’ x 12’ shed. I added a 33’ long by 21” wide flower box down the length of the awning in the back of the home. This flower box serves another purpose beyond the obvious place to plant many flowers; it also encases all of the support poles for the awning to make mowing the yard significantly easier. Now there is one continuous surface to mow down rather than having to mow around each pole individually. There is another 8’ long by 2’ wide flower box on the end of the home for additional flowers. The yard is level and fairly good sized. The previous owner had updated all of the windows from the original crank out windows typical of that era mobile home to new modern tip out windows. The roof was also updated from the original relatively flat roof to a new shingled A-frame style roof which is still in great condition with no signs of wear. Now for inside the home; I put in new carpets in the living room and master bedroom when I moved in as well as putting down new vinyl tile in the kitchen/dining room, and the spare bedroom. I did a complete renovation of the bathroom. I removed all of the original painted wood paneling and installed new almond colored fiberglass reinforced wall panels. I installed a new piece of Linoleum flooring along with a new vanity and sink to finish off the bathroom renovation. The spare bedroom closet has been modified to allow me to increase the width from 3’ wide to a large 6.5’ wide closet with plenty of room to hang clothes. The furnace is a Miller CMF80-PO and the hot water heater is a 40 gallon Bradford White. The appliances that are included for the list price are the new stove that I purchased when I moved in, the refrigerator, and the washing machine. Any other appliances or furniture seen in the photos are available but not included in the price. There is currently no dryer in the home but there is a 220V dryer outlet and vent hose ready to go for easy installation for anyone who would like to put one in. The park lot rent is $275 per month which includes garbage disposal and snow plowing service. The lot rent is very competitive especially when you consider that a nice sized shed and a carport are included. Per park rules any potential buyers must meet with the park manger prior to any sale. I have a copy of the park lease and rules available for any potential buyers to review. One of the primary park rules I will note is that only one dog is allowed per home and the dog needs to be considered a “lap dog” as far as the dog’s size. My time in the park has been a good experience with no issues with neighbors or management. The park is well kept and quiet. I am asking $13,500 or best offer.
