One-year lease required. We are seeking a tenant who can move in anytime between July 15 and August 1, and we are flexible on the exact move-in date. The first month's rent will be prorated based on the agreed-upon move-in date. Last month's rent is due at lease signing. Subletting or assigning the lease is not permitted without prior written approval from the landlord. Parking includes a two-car garage; permits are required for any additional parking. The home includes a microwave, dishwasher, stove, washer, and dryer for tenant use. Water and trash services are included in the monthly rent. Tenants are responsible for gas and electricity. Smoking is not permitted inside the home. Tenants are responsible for replacing the HVAC filter every 90 days. All residents must comply with applicable HOA rules and CC&Rs throughout the lease term.
