TERM OF LEASE This lease shall commence on ______________ and shall continue for a period of one (1) year until _________________ unless terminated earlier in accordance with the provisions of this lease. This lease may be extended by mutual written agreement of both parties. 2. RENTAL RATE The Tenant agrees to pay to the Landlord the sum of $3,000 per month, payable in advance on the 1st of each month. Payments will be managed through the Zillow application. 3. UTILITIES The Landlord will cover the cost of all utilities for the Premises. To include; water, electricity, waste management, and WIFI. 4. SNOW REMOVAL The Tenant is responsible for maintaining the driveway and walkways of snow, including snow removal when necessary. A snowblower will be provided to the Tenant for this purpose. The Tenant agrees to keep all areas cleared of snow and ice to ensure safe access to the property. 5. TRASH REMOVAL The Tenant agrees to place trash containers out for pickup on Wednesdays of each week in accordance with local trash collection schedules. The Tenant is responsible for ensuring trash is properly disposed of and placed in appropriate containers. 6. NO SMOKING Smoking is strictly prohibited on the Premises, including inside the dwelling and in any outdoor areas on the property. 7. PET POLICY The Tenant is allowed to have up to two (2) large dogs on the Premises, subject to the following conditions: No cats or small dogs are allowed on the property. All pets must be pre-approved by the Landlord in writing before being brought onto the Premises. The Tenant agrees to properly care for the pets and ensure they do not cause damage to the property or disturb neighbors. The Tenant must maintain a clean and sanitary environment for the pets, and ensure that all pet waste is picked up promptly and disposed of properly. The Tenant agrees to pay any additional cleaning or repair fees if the pets cause damage to the Premises. PET AGREEMENT ADDENDUM Approved Pets: The Landlord has approved the following pets to reside at the Premises: 1) 2) The Tenant agrees to the following conditions regarding pet ownership: 1. Tenant is responsible for any and all damage caused by the pets, including but not limited to ooring, walls, landscaping, and furniture (if applicable). 2. Tenant agrees to maintain cleanliness and hygiene related to pet care, including prompt removal of pet waste from the property. 3. Pets must not create excessive noise, aggressive behavior, or disturbances to neighbors or other residents. 4. Pets must be up to date on vaccinations and licensed as required by local ordinances. 5. No additional pets are allowed without prior written consent from the Landlord. Failure to comply with the above terms may result in revocation of pet privileges and/or additional charges for damages. The Tenant will be allocated one (1) parking garage and space for their exclusive use.The Landlord will retain the other garage and parking space for use in connection with the main house. The Tenant agrees to park only in their designated parking space and to ensure that the space is kept clear for the landlords use when communicated that they will be staying on the property. 10. SECURITY DEPOSIT The Tenant agrees to pay a security deposit in the amount of $3000 upon execution of this lease. This deposit will be held by the Landlord to cover any damages to the property or unpaid rent. The security deposit, or any remaining balance thereof, will be returned to the Tenant within 30 days after the termination of the lease, provided there are no outstanding charges or damages. 11. USE OF PROPERTY The Premises shall be used and occupied solely for residential purposes by the Tenant and the following individuals: 13. MAINTENANCE AND REPAIRS The Tenant agrees to maintain the Premises in good condition and promptly report any needed repairs to the Landlord. The Landlord is responsible for maintaining the structural integrity of the property and major systems (such as plumbing, electrical, etc.). 14. RIGHT OF ENTRY The Landlord reserves the right to enter the Premises at reasonable times for inspections, repairs, or to show the property to prospective buyers or tenants, with at least 24 hours' notice to the Tenant, except in the case of an emergency. 15. DEFAULT AND TERMINATION In the event that the Tenant fails to pay rent or otherwise breaches the terms of this Agreement, the Landlord may terminate the lease by providing written notice as required by law. The Tenant shall have 90 days to cure any breach before the lease is terminated.
