The Tenant agrees to pay a monthly rent of $2813, due on the first day of each month, with a late fee of $1,500 if not paid by the 10th day. A security deposit of $2812 is required before occupancy, refundable within 30 days after the lease ends, provided there are no damages. Smoking is strictly prohibited inside/outside the property; violations incur a fine of $1,500 per incident and may lead to eviction. A non-refundable monthly cleaning fee of $500 is required, covering routine cleaning services. Pets are allowed with subject to a refundable pet deposit of $300.
