Accepted payment methods include electronic transfer or another mutually agreed upon method. A late fee may be applied if rent is not received within five days of the due date. The late fee amount will be decided upon at time of signing. Renters are responsible for general upkeep such as keeping the property clean and replacing air filters as needed. Owner is responsible for major repairs and maintenance unless caused by tenant negligence. Renters are responsible for any damages beyond normal wear and tear. Prior to move in, the property will be walked and documented with new renters to note existing conditions and any prior damages. Occupancy is limited to the individuals listed on the lease agreement. Renter is required to carry renters insurance for personal belongings and liability. Owner will provide at least 24 hours notice before entering the property for routine maintenance or inspections, except in emergencies. Minimum lease term is six months, with a one year agreement preferred. Either party may give 30 days notice prior to the end of the lease term if they do not wish to renew. No short term leases or subletting permitted.
