    Important Note for Interested Renters: The monthly rental fee for this home is $1,600, with an additional $400 flat rate per month for utilities. Enjoy the low-maintenance edible front yard filled with fruiting plants, and unwind by the sunken fire pit while taking in beautiful views of Lookout Mountain. A dedicated parking spot sits conveniently by the front door, with plenty of off-street parking available for guests. This is my personal home, and it's a very special place to me. I'm hoping to find someone who will care for it as their own and appreciate its charm as much as I have. Whether you're curling up indoors or relaxing by the fire under the stars, this welcoming home offers the perfect blend of comfort, character, and outdoor enjoyment, all just minutes from everything St. Elmo has to offer. Rent includes all utilities: electric, one gig internet from EPB, water, and sewage. Renter is not responsible for any utility costs. Security deposit and pet deposit (if applicable) are due at signing. No smoking is allowed inside the home. Pets: up to two cats or one dog under 40 pounds are permitted. This policy is flexible and subject to change upon meeting pets and or speaking with potential renters. Rent is due on the first of each month. Accepted payment methods include electronic transfer or another mutually agreed upon method. A late fee may be applied if rent is not received within five days of the due date. The late fee amount will be decided upon at time of signing. Renters are responsible for general upkeep such as keeping the property clean and replacing air filters as needed. Owner is responsible for major repairs and maintenance unless caused by tenant negligence. Renters are responsible for any damages beyond normal wear and tear. Prior to move in, the property will be walked and documented with new renters to note existing conditions and any prior damages. Occupancy is limited to the individuals listed on the lease agreement. Renter is required to carry renters insurance for personal belongings and liability. Owner will provide at least 24 hours notice before entering the property for routine maintenance or inspections, except in emergencies. Minimum lease term is six months, with a one year agreement preferred. Either party may give 30 days notice prior to the end of the lease term if they do not wish to renew. No short term leases or subletting permitted.
