    Cute mid-century, recently remodeled home available for 12-month lease as soon as May 21st, but must start by June 1st. Single family home with fenced yard - great for a dog! Pet friendly house with prior approval (insurance based breed restrictions apply). No additional pet-rent required, but an additional pet deposit of $500 is required. The home is close to a park and ~10-15 minute walk to the Othello light rail. Walkable to Hillman and Columbia City bars and restaurants. All appliances included, including washer/dryer, newly added dishwasher, and a new gas range. Home has a gas furnace, and a garage with an automatic garage door. Must schedule for viewing prior to applying Complete application and screening document sent upon request for information. Terms: 12 month lease, starting June 1, earlier availability may be discussed. Converts to month-to-month at end of 1-year term, at 5% increase in rent rate. First months rent + non-refundable cleaning fee of 10% of rent due at least signing, via certified payment. Security deposit equal to 90% of rent required upon completion of the Property Condition Checklist. Required prior to move in. Additional pet deposit is $500, in case of approved pets. No aquariums or waterbeds. Parking is allowed in garage, driveway, or street parking. Street parking must comply with local regulations. No vehicle storage on lawns or in yards. Renter's insurance required, recommended to cover "loss of use", must hold $300k liability coverage and list the owners as "additional interest" Non-smoking residence Tenants to pay all utilities Owner to provide lawn care. Tenant will be responsible for water, electrical, waste costs, incurred from landscaping maintenance. Any increase in landscape cost caused by tenant (ex. pet waste, damage to lawn that needs repair), will be passed onto the tenant. Lease applies to all occupants, jointly and severally. Application process: After an application request is submitted (verbally, via email, etc), you'll receive a copy of the screening criteria and required information. You must tour the property prior to requesting an application. You will receive a link from "my smart move" to apply, and I will email back a pdf of a "rental application". Please return the completed pdf and all documentation requested below, via email to the same address. Tenants must completely fill out a pdf "rental application" which will be provided via email. An invite link will be sent to complete credit screening. A non-refundable fee between $40-55 will be charged by the reporting agency. This is fee per applicant. All adult occupants must submit a separate application. Completed PDF and supporting documentation should be emailed to: TO BE PROVIDED ON REQUEST Owner will call each applicant to review information provided. Requests for additional time for application due to translation needs should be submitted via email. An application is "complete" when all required documentation requested in this application, and the credit screening are done. Note, the owner may point out incomplete information in an application, which is not to be taken as a request for additional information. Proof of income (last two pay-stubs, dated offer letter, or bank statements). Employment references required. Minimum 2 year rental history, with references. Note - we will contact current landlords for reference. It is recommended, but not required, they know you are considering to move out. Alternative, 2-year history of mortgage payments, with proof of on-time payment. If applying with pets, pet information must be included, including: name, photo, breed, and weight. Insurance based breed restrictions can apply and may require additional verification. No pets are allowed that have history of aggression or biting. An invite link will be sent to each applicant email to complete credit screening. Income: Monthly income must be greater than or equal to 3x monthly rent. - For two applicants: income is considered collectively - For three or more applicants: income is considered from any two (i.e. lowest two incomes must equal 3x rental income requirement) Proof of income required. Pay stubs preferred, but alternate form (bank statements, dated offer letters) are accepted. Financial History: All adults in the home must meet the credit requirements. Minimum Credit score: 700 Required consistent history of on time payments for all prior financial responsibility, including, but not limited to, rent, mortgages, car payments, credit cards, and student loans. No bankruptcy in the last 7 years. Rental History: Please include at least 2 year rental history and last 3 addresses/landlords. Each rental applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors. Applicant should be able to provide references from previous housing provider(s) for a minimum of 24 months. Landlord references will be contacted to confirm. No eviction history. Employment history: Applicant must provide a copy of their most recent pay-stub and a current employment reference. Additionally, for income verified by offer letter, please include an employment verification contact. Self-employed persons should provide bank statements for the last 3 months and signed tax returns for the last 2 years to show predictable income. Considerations will be made for applicants that have alternate sources of income, i.e. retirement, disability benefits, etc. Criminal History/Sex Offender Registry: We perform an individualized assessment of any adult on a county, state, or national sex offender registry to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, your age at the time of conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider Other: Any inaccuracy, inconsistency, or false information will result in rejection. This holds after application acceptance through the rental agreement. A completed application must be received to hold your place in line for 'first-in-time" application processing. Applications will be screened in the order received, once completed.
