Ideal person: - Fully employed professional or a grad student/PhD candidate - Non-smoking, respectful, quiet, clean, conscientious, Covid-19 vaccinated Lease terms: - 1 year lease (potential for longer) with refundable security deposit (as per normal) in the amount of 1 months rent, pending move-out inspection - Must either self-insure or provide proof of a renter's insurance policy - Single occupancy, no couples - No sub-leases - Pet friendly (1 pet max e.g. dog or cat) with signed pet agreement and refundable pet deposit Must prove ability to pay at least 4-6 months of rent to start (signed & dated job offer, pay stubs, bank account etc or a combo of) 1-2 previous renter referrals (phone and email) is also helpful Owner who lives upstairs will be there on move-in date to open the place for you and give you key, connect you to high-speed WiFi, etc. Move-in date: aiming for mid to late April or early May, but can be flexible. Mid May latest, as needed. Rent: $1,650 / month due on (or the day before) the first day of each month for the following month. Check, Venmo, Zelle, WF SurePay, or PayPal all work fine. Utilities: utilities are split equally (50-50) with the upstairs owner, e.g. gas, electricity, water, trash, and WiFi.
