The house has a private (fully fenced-in) backyard with large garden areas and trees in addition to the fenced-in front yard. (see photos!) The house comes with a fridge, stove, dishwasher, window AC units, and newish (4 years old) clothes washer and dryer. All the windows were upgraded less than 10 years ago, with all of the south-facing windows (back windows) having been replaced with double-glass, gas-filled windows to help keep the house cool in the summer. The house is very close to CSU-LA, a public park (with a swimming pool), and is also close to ELAC, and many grocery stores (one is only a short walk from the house), and several bus stops, including the silver-line express bus that stops at CSU-LA. The house is located on a side street (Mandalay Dr.), not a main street, so less traffic. The house has beautiful hardwood floors in the living room and dining room, and newish (4-year-old) carpet in all three of the bedrooms. The kitchen has a newish (4-year-old) laminate floor. The rental rate is negotiable and will depend on your move-in date (October 15 is better than Nov 15), IF you need full use of the garage, only partial use, or no use of the garage. An application with a credit check is required. A perfect credit is not required but a lower credit-rating will require a larger security deposit. Pets are OK. Utilities (electric, gas, water, and internet/phone) are currently in the current tenant's name, and will need to be switched over to yours when you move in. ALL utilities (electricity, gas for heating and cooking, water, internet/cable, and phone if needed) are the responsibility of the tenant.
