3 bedroom 2 bath doublewide with central heat/ air, stove, refrigerator, dishwasher, and w/d connections. We sign a year's lease and then it goes month to month. Tenant's are responsible for all utilities and yard work. All adults will need to fill out the application, provide 2 acceptable forms of ID, proof of income, and pay the application fee ($35). We primarily check: 1) Rental history, 2) Employment/ income, 3) Credit report, and 4) Criminal history. 1) Having good, recent rental history will be very helpful. There must not be negative rental history. This includes paying rent late multiple times or even once if it was more than two weeks late. (I may consider 1 negative past rental if it's disclosed, not recent, and you've since taken care of the balance.) 2) You must have a steady income that is at least 3 times the rent amount per month (without overtime). 3) Some negative credit may not hurt you as long as there is more good credit and your recent accounts have been paid on time. Our minimum credit score is 600. (NOTE: If yo u do not have a recent rental history, you must have good credit.) 4) Recent arrests and/ or convictions for drug activity, violence, or theft will be a problem. If you are concerned about a possible problem, we suggest you talk to us before applying. We have several resources we check to gather this information. If you have "skeletons in your closet" I may be able to work with them if they are disclosed. If you do not disclose them and they are discovered, your application will not be approved. Also, a property can only be held up to two weeks with an approved application and deposit/ holding fee. If you are not in a position to pay the deposit/ holding fee now and rent and utility deposits within 2 weeks, you may want to wait and look at a property when you are in that position. NOTE: All units are now NON-SMOKING AND NON-VAPING, and we do require renters insurance.
