Qualification Criteria Policy To be eligible for occupancy, applicants must meet the following criteria: Income Total gross income (before taxes) must equal or exceed 3 times the amount of rent per month, or otherwise demonstrate ability to pay rent when applying for a unit. To be counted as household income, amounts must be verifiable, reliable, and predictable. Income sources must be verifiable. Applicants with retirement, child support, government, and any income not verified by us are required to supply proof of said income. Good Rental History Verifiable housing history must be provided for past 3 years by applicant. Applicant shall have a good rental history. Good rental history includes, but not limited to: no evictions, demonstrated ability to pay rent in timely manner, no record of destruction to property, no lease or rule violations, no record of disruptive behavior, and satisfactory housekeeping. Criminal Background Checks Applicants and their household members shall have no criminal history involving crimes against persons or property. Conviction for crimes of physical violence, property damage, theft, drug-related offenses (including history of illegal drug use or dealing), sexual offenses, or any other act that would be detrimental to the health, safety, or welfare of other residents or their peaceful occupancy of the premises will be grounds for denial. Applicants with anything more than a minor criminal conviction will be rejected. Credit History A credit report will be reviewed upon application. Residents may not be accepted in the event of recent bankruptcy, judgments, and/or collection accounts, and excessive late payments. An adverse bank or credit reference, or the absence of a credit history, may be grounds for rejection of an application or for the requirement of an Additional Security Deposit equal to one months rent. Age No person under 18 years of age may solely lease or take occupancy. False Information Any applicant found to have knowingly falsified, misrepresented, or withheld any information on the Rental Application will be grounds for denial.
