THE HOUSE The house is 20 years, built by a Canadian company to the highest US standards prevailing at the time. It features R40 insulation in the ceiling and R20 insulation in the walls; all windows are double glazed with thermal curtains on the downstairs windows. Upstairs is one large room with a queen bed, closet and bathroom with shower. Downstairs heating is via baseboard radiators fired by a new (2025) high efficiency propane boiler in the basement. Upstairs heat is from a new (2024) wall mounted propane unit. All the appliances work well. (There is no television). The house faces due east overlooking the southern tip of Campobello Island and the Grand Manaan channel. The neighborhood is very peaceful. UTILITIES Landlord provides city water, fiber optic internet service from Fidium, and yard maintenance. Tenant provides electricity, propane, trash service, and snow plowing. PETS A dog under 35 pounds is welcome. Cats are also welcome. A pet deposit will apply. AVAILABILITY The house is available from September 15, 2026 to May 15, 2027 with a six month minimum rental term. Security Deposit amount determined by the owner.
