No pitbulls/staffordshire terriers, american bulldogs or dogs mixed with those breeds. There is a one time non-refundable pet fee. Some of the rental qualifications include not having an eviction on your record. Earning at least 3x the rent is also a requirement. I use month to month leases but many people stay for years.
