The house is a basic concrete block construction, stucco exterior. The roof is 30yr corning shingles installed 2005. The interior is all tile. Bedroom have nice size closets. Appliances are of various ages. Oven/range and fridge work, but are 15yrs old. Washer and dryer about 1yr old, dishwasher about 2yr old. Basically, the house is dated, we keep it clean and treat things lightly, but it could definitely use an update. The plumbing is cpvc approximately 5 years old. The air handler and outside condenser are different ages, but have been working without issues for many years. The windows are awning windows, they all work fine and have screens. Our electric bill in the dead of summer is around $150, and around $80-100 the rest of the year. I had the septic tank pumped about 2 years ago because of a slow draining toilet. The tank did not need pumping, but I had it done anyway and the tank is in perfect shape. No water, septic, or electric issues. The house is older, but it’s quiet and we’ve been here though all of the hurricanes for the last 15 years and like most block houses, you could barely tell. I have plywood sheets with locking clips to protect the windows. Trust me that it’s all you ever need. Takes about an hour to install and about 2 hours to remove. There is no garage. All I can say is there’s plenty of room to build whatever you want. The main feature is the property. It’s 1.25 acres in a nice neighborhood. It has offered us a lot of freedom and privacy over the years. Neighbors here look out for one another and respect each other’s boundaries too. Everybody does what they want otherwise. There’s a lot of nature around on the property and in the neighborhood. Jump a fence into the 20/20 land, or walk the neighborhood trails and see where they lead. We’ve walked, biked, and motorcycled through miles. We’ve basically kept the property free of invasives and let the natural stuff grow. Just kick back and you will eventually see most all the wildlife of Pine Island. We have an asphalt-millings road that the neighborhood maintains equally. $300-400 every 3 to 4 years. Sometimes it gets potholes, but we get together and fill them in between re-grading. Overall it makes for a quiet road and vehicles mostly going slow. My wife and I have lived here for 15 years. I did some minor work when I moved in and if something broke, I fixed it. Otherwise we just lived here and took care of the place. No updates or remodeling. Now we want to move. The price is based on my research, but all reasonable offers considered. I’m just looking for fair market value whatever that is. I will split savings from not using realtors, but it’s fine if you the buyer have a realtor. If I can’t sell the house myself, it’ll be on MLS in a month or two, so now is a good time to save a few thousand bucks if you are looking for a home on one of the last “rural-ish” islands in Florida that’s still affordable.
