Zero-Tolerance No Smoking Policy: Smoking is strictly prohibited anywhere inside the property. This policy is non-negotiable. Any violation constitutes a lease default and may result in immediate termination. Available May 1. First month's rent, last month's rent, security deposit, and administrative fee are due at lease signing. Before requesting a showing, please include the number of occupants, desired move-in date, monthly household income, and confirmation that you meet the rental requirements. All applicants 18+ must complete screening Maryland Housing Vouchers accepted. Initial lease term is twelve (12) months. Upon expiration of the initial lease term, renewal or conversion to a month-to-month tenancy will be at the sole discretion of the Owner. A sixty (60) day written notice is required prior to the expiration of the annual lease term if the tenant does not intend to renew. If the tenancy converts to month-to-month, either party may terminate the lease with thirty (30) days written notice in accordance with applicable laws of Maryland. First month's rent, last month's rent, security deposit, utility deposit, administrative/lease processing fee, and applicable city inspection fee are due at lease signing. Rent is due on the 1st of each month, with late fees applied after the 5th. Household income must be at least 2.5x the monthly rent. All applicants 18 years or older must complete an application and screening process. Tenants are responsible for all utilities. A utility deposit is required for risk coverage related to unpaid utilities or account transfer delays and will be refundable at the end of the tenancy provided all utilities are paid and accounts are properly transferred. Appliances including new stainless steel kitchen appliances, washer, dryer, and dishwasher are provided for tenant convenience. Tenants are responsible for proper use and routine care of appliances. Any damage resulting from misuse, neglect, or improper operation will be the responsibility of the tenant to repair or replace. This is a smoke-free property. No holes in walls, unauthorized alterations, or painting without written approval. Tenants must maintain the property in a clean and sanitary condition, and only approved occupants may reside in the home. Long-term guests may not remain in the property without written approval from the Owner. Lawn care and snow removal are provided by the Owner. Before requesting a showing, please include the number of occupants, desired move-in date, monthly household income, and confirmation that you meet the rental requirements. In accordance with applicable rental screening policies in Maryland, the Owner does not accept reusable tenant screening reports. Applicants must complete the screening process required by the Owner.
