Lease is month-to-month and may be renewed for one year after six months. Tenant will be responsible for all utilities and maintaining the yards. Tenant must carry renter's insurance. No smoking. No pets. General Guidelines 1. A complete separate application is required from each adult (anyone 18 years and older) who intends to reside at the property. 2. requires $40.00 as a processing fee to check income, rental or home ownership history, and credit. The fee is non-refundable if the application is processed and must be in the form of cash or money order only. 3. You must submit a current Government Issued ID and all appropriate income documents listed below when submitting your application. Credit Guidelines 1. A credit report will be obtained for each applicant (we do not accept credit reports from outside sources). 2. Each unpaid collection or judgment will count as one negative rating in the percentage calculation listed in the Requirements section below, excluding medical collections. 3. Bankruptcies within the last year may disqualify an application. All Bankruptcies must be discharged. 4. Any eviction within the last 5 years or unpaid collection/judgment may disqualify an application. 5. Rental references are considered unverifiable if, after three working days, your landlord has not returned Property Management's phone calls, emails or faxes. 6. If you have ever been convicted of a felony, we may reject your application. If you have been convicted of a misdemeanor involving dishonesty or violence or other moral turpitude within the past five years, we may reject your application. 7. Credit Reporting and Rental or Home Ownership history must meet the guidelines listed in the Requirements Table below. Income Guidelines 1. All income must be lawful and verifiable. Cash or letters from your employer are not verifiable income. Acceptable forms of income verification include one or more of the following: a. Employees: Copies of original pay stubs (most current months). b. Self-employed: IRS 1040 (first two pages of the last two year's tax returns) and Schedule C (profit and loss statement of the last two year's tax returns). 2 most current bank statements supporting income reported on application. c. Child Support: file stamped court order. Must show history of payment received for a minimum 12-month period. d. Award letters, court documentation. Any SSI/Disability income must have an award letter indicating the income amount. 2. The combined applicants Gross Monthly Income must equal two and half times the monthly rent (see the Requirement Table below)
