Property and Address o The address is 425 Miller Ave, Butler, PA o This is a three-bedroom apartment located in a nice neighborhood near Memorial Park. o There are 3 bedrooms, a living room, dining room, kitchen, and bathroom all of which are on the second floor. o Storage and laundry hook ups are in the basement. o This apartment has a large second floor balcony. o There is essentially no front yard and a small, shared yard in the back. o Street parking only. o No Smoking o Absolutely no pets. Please don't ask. I am sorry, I have been burned too many times. Rent and security o Rent is $875/month o Security Deposit is also $875 o Total due at signing of the lease is $1,750 Utilities and Appliances o Garbage is provided by the landlord. All other utilities are by the tenant. o An electric stove and refrigerator are included. o Laundry-hook ups are available for use. Washer and dryer are NOT included. o Mowing and snow removal are done by the tenant. Viewing the property o There will be an open house on Saturday December 7th, from noon until 2:00pm. o If doing a drive-by, please be respectful of the downstairs tenant's privacy. Do not come on the property without prior permission other than the open house. o When attending the open house look for the sign on the door that says "open house". Come inside and up the stairs. No need to knock. o Unfortunately, I do not do individual showings anymore because too many people are no call no shows. If you are unable to make the open-house you may have someone attend on your behalf and pick up an application. I can also provide an electronic application via email upon request. Application o There is an application process but no application fee. o Applications will be available at the open house. The preferred method is to fill it out on site and leave it with me, but you can take one with you assuming you can scan it and email it back to me. If emailing it, I prefer a PDF over a JPEG or HEIC. o If filling the application out on site, a few things to be prepared with are current and past employers, current and past landlords, as well as contact info for each. Communication o I prefer to use text messages for all correspondence until I have an application from you. o I may not always be able to respond to messages right away. I answer them in the order they come in. Please be aware that each time you message me it puts you at the back of the line. That's not me trying to be a jerk that's just how the messages form a list in my messages app. o Once I have received your application, I will use the phone number provided on the application to contact you either by txt or phone call. o The listing will be active until I have selected a tenant, I will immediately mark it as rented. I will accept applications up to the point I mark it as rented. So, if it is marked as pending you may still submit your application. Availability o The apartment is currently ready for new tenants though it will take about a week after the open house to process applications. So, I will say it is available for move in on Dec 14th give or take a few days. Lease is 12month term.
