Screening criteria inlude (but not limited to) credit score(s) of about 600 and proof of hosehold income equal to 2x's the rent. Prospective tenants have the right to provide to the landlord a portable screening report, as defined in HB23-1099 Section 38-12-902(2.5), Colorado Revised Statutes; and If the prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from: Charging the prospective tenant a rental application fee; or Charging the prospective tenant a fee for the landlord to access the tenant screening report. All prospective tenants are still required to complete our application process and pay the fee. If a compliant portable screening report is provided, we will issue an application fee refund after recieving a requiest for one.
