Gross income must be at least 3 times the rental amount or cash reserves equal to at least 6 months rent amount and verified by applicant providing a copy of a bank statement demonstrating such cash reserves. You may include alternative sources of income as defined in SMC 14.08. Except in cases of rental housing subsidies falling within SMC 14.080.0404()F), income that does not meet this threshold results in a denial of the application. In cases where applicants receive rental housing subsidies, the subsidy will limit the income requirement to the non-subsidized remainder of rent. Property Managers are prohibited from requiring disclosure, asking about, rejecting an applicant, or taking an adverse action based on any arrest record, conviction record, or criminal history, except for registry information as described in subsections 14.09.025.A.3, 14.09.025.A.4, and 14.09.025.A.5, and subject to the exclusions and legal requirements in Section 14.09.115 Each applicant must have a minimum credit score of 680, and favorable credit history free of negative credit issues which may indicate that the applicant has a pattern of failure to make timely payment of financial obligations. All accounts must be current. Any credit records shown on a credit report as delinquent, charged off or unpaid are grounds for denial of tenancy. All credit ratings must be favorable with no adverse negative credit history, including late payments, collections or judgments, or rental evictions. Additional criteria are provided in our application packet provided at showings. We do not accept "comprehensive reusable tenant screening reports". Residents pay $30 per occupant for WSG, and unit electricity.
