    GENERAL 589 +/- Deeded acres of the Colorado Rockies with 2 living quarters, two shop buildings, 8-10 stall horse barn, loafing sheds and round pen. The property is fenced and cross fenced, has three ponds, a couple of springs and good grass. The elevation ranges from about 9300 ft to about 10,200 ft above sea level. There is some improved pasture with Broome grass and the remainder is a mix of native mountain grasses. About 230 acres of the property is tree covered with Aspen and mixed Conifers. Several species of wildlife are known to frequent the property. Access is easy but privacy is notable. HOMES The living quarters consist of a stick built home with one bedroom, living room, dining room, kitchen, office, one full bath and one half bath the original part of which was built in 1939 and has since been updated and remodeled. In 1977 there was a modular attached to this via a mud room and entry. The modular has three bedrooms, living room, dining area, kitchen two full baths and a laundry. This set up makes it usable as 2 completely separate dwelling or as a place for larger groups to enjoy. It would be a comfortable living quarters while building the family retreat at a higher elevation to take better advantage of the surrounding views. LAND The land consists of 589+/- acres of which about 340 acres are prime grazing land for livestock, horses, and or wildlife. the remainder of the land is Aspen, mixed Conifer and rock outcropping. There a spring fed ponds and water tanks to provide water. The elevation makes for cool summer days yet the southern exposure presents mild winters. Currently there is not a conservation easement on the property so if the new owner wished to take advantage of that opportunity it would be attractive to many different land trusts. RECREATION The combination of feed water and cover teamed with the fact that the neighboring property to the North is a large acreage that does not allow hunting makes this a ranch that provides one with a better than average opportunity to harvest trophy Elk and Mule Deer along with Turkey and Black Bear. Located in GMU 84 it is a draw area but this property is large enough to qualify for Land Owner Priority Preference which increases the opportunity to hunt. With thousands of acres of public land within a short drive there are multiple ways to enjoy mountain living. Skiing, white water rafting, mountain climbing, hiking, 4 wheeling, snowmobiling are just a few of the things you can enjoy as a day trip. SERVICES The property is located about 65 miles Southwest of Colorado Springs with its airport, shopping, dining and entertainment. Pueblo is about an hour East and provides similar opportunity with the advantage of all the fresh farm produce during the summer and fall seasons. Westcliffe is the closest town and is the County seat of Custer County. Located in Westcliffe is a grocery store, bank, post office, theater, meat market, library, school, health clinic, shopping and most everything of necessity. One thing you won't find in Custer County is a stop light.
