    What's special

A 1 bedroom, 1 bath townhouse (about 720 sq. ft.) with additional loft space, located in the Westwood Cohousing Community in desirable West Asheville. The seller is asking $245,000 and willing to pay 3% to buyer’s agent. Interested buyer will meet with the HOA Sales Committee, and probably attend a governance meeting and work activity. Westwood was built in 1997 on about 4.5 acres. Community common areas include a Common House, woods, walking trails, creeks, gardens, fruit trees, berry bushes and a playground located immediately outside the unit. The Common House includes guest bedrooms, play room, library, kitchen, combination eating/meeting room, laundry, workshop, TV room and a utility room that supplies the heating needs of the community. Community activities include, meals, celebration gatherings, meetings, gardening, movies, fire circles and more. Additional information about the community can be found at www.westwoodcohousing.com. The townhouse was renovated in 2013 to include mini-split air conditioning, additional loft space, and built in cabinets in both living and bedroom areas. The south facing front yard lies across from the children’s playground and has been used for gardening. Kitchen As you enter the unit, the kitchen is on the right with an electric stove, microwave, refrigerator and pantry cabinet. Alcove To the left is an alcove measuring 7’ X 10’. It can be partly or completely closed off with an easy-to-close accordion door. The space could be used as an office or very small bedroom. A storage closet is located off the alcove. In some units at Westwood a will has been used to create a second bedroom in this space. Living Area The living area faces the back patio. Built-in oak bookshelves with doors are along one wall. The bookshelves are adjustable and may be removed to provide flexible storage. A skylight helps provide interior light. A year around creek flows behind the unit. A small hot tub is shown in the picture. Bedroom The bedroom measures about 9’7” X 11’, not including the built-in desks and cabinets at one end. The bedroom closet has adjustable wire shelving on tracts. The shelves can be relocated or removed. Bathroom The bathroom is located just outside the bedroom. It has a sink, toilet and tub with shower. Loft The loft is a storage area located over the alcove and bathroom. It is reached by an alternating-stair ladder. Much of the loft is covered by a low sloped ceiling. There is a skylight that can be opened. Additional Information The townhouse is heated by a community-wide radiant floor heating system. The system also supplies hot water for the unit. The system uses solar hot water panels on the Common House and natural gas. There is a monthly community assessment of $259.11 that covers the reserve and the operating funds. The community is responsible for the building structure and all exterior surfaces except windows, doors and skylights. An additional monthly fee of $15.76 is added to cover the cost of natural gas used for heating and hot water. Another monthly fee of $16.50 per person is added for water and sewer. Property taxes for 2020 were $2229.10. Residents are expected to contribute 4 hours of time to the community each month.
