The Tenant agrees to pay for minor repair of the property and all necessary appliances for cost that is equal to $500.00. The Landlord shall be responsible for major structural repairs and issues related to the property's habitability.
6. Use of Property: The Tenant shall use the property solely for residential purposes and shall not sublease or assign the premises without prior written consent from the Landlord.
7. Pets: Pets are not permitted on the premises without the express written permission of the Landlord. If approved, a separate pet deposit may be required.
8. Termination: If either party wishes to terminate this lease before its expiration date, a written notice of at least 30 days must be given. In the event tenant decided to break the lease and move out, tenant will be forfeited all security deposite and the last monthly rent that are already pay.
9. Insurance: The Tenant is strongly advised to obtain renter's insurance to protect personal belongings and liability while residing on the property.
10. Governing Law: This Lease Agreement shall be governed by and construed under the laws of the State of Virginia.
11. Entire Agreement: This Agreement constitutes the entire understanding between the Parties and supersedes all prior agreements, whether oral or written.
