Credit score (FICO) of at least 660 2. Gross income (before taxes) of at least 3 times the rent, preferably more 3. Mostly good/clean criminal, rental, and eviction history. Completion of the screening report conducted by Zillow is required. I will not accept screening reports that you bring yourself, since it likely will not have all of the information I need, and it is difficult for me to ensure it is genuine. See the "Applications" section below for more details on the Zillow screening and application process. It's very easy, inexpensive, and it will save us both time. I have decided to use Zillow to make the application process easier, because it requires much less paperwork being sent back and forth. In addition, this benefits you because (1) you retain control of your screening report information I can't see it unless you agree to send it to me, (2) the credit check through Zillow counts as a "soft pull" because you are initiating it, so it won't negatively impact your credit, and (3) you can re-use the same application and screening report with other landlords, should you need it, within a certain period of time without having to pay the fee again. Additional Information Needed to Apply After you send in your application and screening report, please also send me an email with the following: 1. The full legal name of every person who intends to live at the property, including visitors or occasional residents who you expect to spend more than 14 days or nights at the property during the course of a year. For each of those persons, please indicate whether the person is an adult or a minor, so I can make sure I receive applications from each of the adults. 2. Scanned copies of your pay stubs for the past month. If you are paid every 2 weeks or twice a month, I will need your two most recent stubs. If you are paid weekly, I will need your four most recent stubs. If you are self-employed and do not have pay stubs, I will need some other reliable documentation of your income, such as your tax returns, 1099s, or similar. 3. Scanned copies of each of your bank statements for the last month. 4. You may also include any additional information you think I might need to know.
