Rental Requirements Applicants must meet the following minimum qualifications: Each applicant must be willing to agree to the following basic terms and policies, in addition to all other terms included in our standard lease agreement. If the best qualified applicant does not meet minimum criteria, they may be offered alternative terms. * Verifiable gross monthly household income of at least 2.5 times the monthly housing payment ($2,200 per month), equal to a minimum gross monthly income of $5,500. * Minimum credit score of 680. * Provide three (3) months of recent pay stubs or other acceptable proof of income as determined by the landlord. * Favorable rental history with no prior evictions within the period permitted by Washington law. * Successful completion of a credit, background, and rental history screening, consistent with applicable federal, state, and local fair housing laws. * Valid government-issued photo identification required for all adult applicants. * All occupants 18 years of age or older must submit a rental application and be approved prior to occupancy. To be considered for tenancy, prospective applicants must first contact Property Management through Zillow, Apartments, or another listing platform to express their interest in the property. Once an inquiry is received, Property Management will reach out directly to provide the rental application and background screening instructions. All required documents must be submitted before the application can be processed. Applications are reviewed on a first-come, first-served basis. After the review process is complete, applicants will be notified of their approval or denial. Please allow sufficient time for Property Management to verify all information and complete the screening process. Lease Summary Property: 4320 S Cedar St, Tacoma, WA Monthly Rent: $2,000.00 Total Monthly Housing Payment: $2,200.00 Utilities are NOT included. Security Deposit: $2,000.00 The security deposit may be paid in three (3) equal monthly installments of 666.67, due on the same date as the monthly rent payment. The first installment is due at lease signing and the remaining installments are due with the next two monthly rent payments. The full security deposit must be paid within the first three months of tenancy. Tenant Responsibilities * Tenant shall maintain the exterior grounds associated with the rental property, including mowing, trimming, weed control, and general yard maintenance. * Tenant shall keep the premises clean, sanitary, and in good condition. * Tenant shall promptly report maintenance issues and damages to the landlord. * Tenant shall be responsible for any damage caused by the tenant, occupants, guests, or pets beyond normal wear and tear. * Tenant shall comply with all applicable federal, state, and local laws. Utilities Tenant shall pay a flat $200 monthly water fee, due with rent and considered additional rent under the lease. Tenant is responsible for all other utilities and services unless otherwise stated in writing by the landlord. NO SMOKING POLICY This is a non-smoking property. Smoking, vaping, or the use of any tobacco, cannabis, or similar products is prohibited inside the dwelling, garage, storage areas, and all common areas of the property. Tenants are responsible for ensuring that occupants and guests comply with this policy. Violation of the no-smoking policy may constitute a breach of the lease agreement and may result in charges for cleaning, deodorizing, repairs, or other damages caused by smoking. PET POLICY Pets may be permitted subject to landlord approval. All pets must be disclosed and approved prior to occupancy. Pet Rent: First Pet: $50.00 per month Each Additional Pet: $25.00 per month Tenants are responsible for any damage caused by pets and must maintain the property in a clean and sanitary condition.
