Delightful, sunny basement apartment in a charming century-old home in Wallingford available for one or two people to rent for a 6-month lease beginning Aug. 1. $1575/mo. (includes routine use of electricity, gas heater and range, water/sewer, and garbage/recycling/compost). Walking distance to top-rated John Stanford, Hamilton, Lincoln schools, a mile from UW, and just over a block to 45th Street with countless restaurants, stores, bus routes and both highways. Plenty of on-street parking (off-street not available). Unit was a five-star rated Airbnb for several years. Large walk-in closet and additional ample storage in unit. Freshly painted throughout apartment. Private entrance, 1BR, 1BA, full kitchen with gas stove, dishwasher. It is a completely private apartment with access to brick patio/outdoor space. Shared laundry on the basement level with a locking internal apartment door. Family of four lives above with two kids aged 12 and 8. *Tenant(s) must be ok with family's noise beginning at 6am voices, feet walking above, piano playing (both kids love to play and sing), even occasional drumming. Backyard boisterous playing on trampoline and with occasional friends over. If you are looking for a quiet dwelling, this will not be for you! However, daytime is often completely quiet so you never know what you will get! 10pm-6am is quiet time, since we have young children thank you! We have two cats and tenant can have one cat with additional fee of $25/cat per month and $250 extra cleaning deposit (two cats negotiable). Requirements: You be: non-smoking, fully Covid-vaccinated, patient and ok with communication and working together. No illegal drugs, smoking, vaping, or weapons. Proof of rental insurance. We require work reference and proof of gross income at 3-times rent by most recent paystub, or for self-employed persons, 2 years of tax returns demonstrating income. We also require a photo ID and references for prior rental(s) (past 12 months). A credit check (score 700+) will be conducted by Rental Housing Association of WA - Tenant Screening 2414 SW Andover St, Ste D207 Seattle, WA 98106. You will be charged a non-refundable fee of $45. Overnight guests are ok for occasional nights but not for more than a total of 3 weeks in a 6 month period. Electric panel is located inside basement unit and landlord may have to gain access on occasion (however in the past 10 years we have accessed it only a handful of times). We also require that you agree to work with us to minimize mold and bedbug risks. We perform an individualized assessment of any adult on a county, state, or national sex offender registry to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, your age at the time of conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider.
